Amazon Web Services bought the campus earlier in 2026.
Under terms announced at an October 20, 2026 meeting, Amazon agreed to convey about 25 acres, which the county values at $65 million. The Board agreed to fast-track rezoning for the remaining 97 acres that Amazon would retain for housing and mixed-use development. County Chair Phyllis J. Randall and Amazon describe the arrangement as Project Potomac Promise.
Amazon also offered $5 million for the county housing trust fund. It said it intends to withdraw its data-center application and not pursue legal action concerning data-center development at the site. George Washington University is expected to continue operating there for four and a half years; AWS said it plans to keep using existing university buildings for educational purposes.
The county said final agreements are still required. The release does not establish a completion date, final rezoning terms, a binding housing-development plan, or whether every contemplated data-center entitlement has been formally withdrawn.
